It's pretty unlikely anyone's going to bring you that stunning off-market deal when they already have relationships with other investors that have actually closed deals with them and can decide on the spot within 15 minutes if they want it, and then actually close once they've decided with >90% certainty, but sure you can go to other agents with "hey I have a main agent but if you bring me a slamming deal I'll use you as my agent to purchase it."

And generally, people living someplace want similar things (a parking spot for all cars, laundry on site if possible, a dishwasher, etc.).Also, if you're going to live there for a year, you can take your time checking out the rental competition during that time, to see what's "standard" for the area and then make some of your decisions on that basis.Lastly, my understanding is that the 6% non-resident withholding is only an amount withheld from the sale to ensure that nonresidents actually file their RI taxes for the tax year covering the sale.

This is of course spot on, as is usual for Shaun.Only way to get it closer to ARV without waiting six months is to make the rehab budget part of the purchase price in the contract and on the settlement statement.

There is no wrong or right here but weight your options and benefits.I personally wouldn’t reduce rent but if you were, try a little off like 25$ and maybe offer them a new microwave(cost about 300$ but you get the benefit of an upgrade appliance when they leave next year)I don’t know your market well enough to give solid advice on what you should actually do so I’m just offering perspective If they are good tenants and you want to keep them then maybe give in a little, it’s not the end of the world whatever you choose, sounds like your not in a bad spot and ideally you want to keep tenants.
