There are half-a-dozen very nice historic properties (former mansions belonging to captains of industry) which would make wonderful high-end condominiums if the economy were to ever swing around.   

I put subway tile in my rentals, porch swings, central air, upgraded electric, stain the porches.

As I'm sure you saw while driving through the area, the golf course at the bottom (designed by Gary Player) is pretty decent.

Never hurts to swing for the fences though!

I also had a challenging life growing up - at 5 years old I was given to a wonderful family to raise me, my mother always worked (as a dancer on the Block in Baltimore) and had no time for me.At 12 years old I would ride the streetcars in Baltimore (Greenmount Avenue to North Avenue) selling newspapers, worked on a golf course carrying heavy golf bags and as a delivery boy for a restaurant during breakfast and lunch delivering food and washing dishes in the afternoon.

Not a huge swing in the deal- just another element to account for.

Last few significant events to hit the Permian basin. 2008 - This was a bust that resulted in the Permian basin becoming a ghost town.  2010 - recovery moving a a turtle's pace 2012 - The second bust in 4 years all oil and  gas  production that had recovered got spanked again... ghost towns became vacant 2016 - recovery in full swing 2019 - oil and gas production is in full swing. 

That's better than a strike out while swing for the fences. 

The asking price recently went down after two months to 135k, and the comps in the same golf community have gone for around 155k-160k.
