Pitfalls of Real Estate Agent and Real Estate Investor

I'm in the process of getting my PA Real Estate Sales Agent License. I think the opportunities out weigh the negatives of obtaining my license. However, you don't know what you don't know. I was curious to what negative or positive effects you've seen being a Real Estate Agent has had on your Real Estate Investments. Thanks for taking the time for answer this honestly. BTW I couldn't get the search to return results to answer a question similar to this, so if you know of a post that hits this question let me know. Thanks!
