Can you do both a reverse and an improvement exchange combo? 

Any suggestions where to start looking and have any other foreign investors taken this approach to acquire real estate in the US?

For example in OBX houses that were $600k 3 years ago are going for $1.2M, the numbers are based on last years rentals where they were charging ridiculous amounts because foreign travel and COVID had a positive significant impact on them.

I'm looking for information about restrictions to foreign investors, taxes, ability to get a mortgage, affordability, etc.

Other than that we just exchange a few pleasantries and an occasional I send her bonuses just to say how much I apricate her ( I factor this into my cleaning fee).  

Some people have been successful throwing some money in exchange for the signing over of the title of the property to you. your question was worded kind of strange.  

Most people DO sell them at some point though instead of exchanging until death and getting the stepped-up basis that can be transferred tax free to the next generation.

However with the currency exchange the prices did not seem within my humble reach.
