Little things like latches and handles may slow you in this environment.  

I have tried sticking to my 10% number as a hard rule and think perhaps this is me trying to adjust my rules to the current market environment.

But in this environment it would be worth exploring a refi because you just may make enough back in interest rate drop that some additional borrowing actually saves you some money each month.2.

We estimate the roof replacement would be upwards of $400,000+ (maybe more in todays material environment)  The HOA financials have nowhere near that amount in reserve. ($90,000) Remember, there was no way for our inspector to know the year of the roof.  

In this political environment and in a pandemic, you really must have a knowledgeable PM to legally navigate these new waters. 

Given this kind of condition and buying environment I would make the assumption that the house is in need of 'major' repair and work your numbers that way.

Personally, I like 6-12 months in this environment.

Personally, I wouldn’t ruffle their feathers any further in the current environment because tenants have too much leverage.
