I've been trying to understand the nuts and bolts of how out-of-state wholesaling type deals can happen, and yours is a neat little real life, recent scenario to draw some pragmatic take-aways from.

Its a whole nother kettle of fish how folks who are life long renters and low income earners live there lives.. its very unstable and it becomes your problem..

Of me not fishing)Where I lost money and saved money I lost big time on being to much of a perfectionist, ( that’s just the way I am) I used better than builder grade on everything, doors had to open and close perfectly , better paint in a lot of places, redoing work over and over until it was up to my standard was the worst.And doing more than was most likely needed to sell.

There are three lakes (Missouri River reservoirs) nearby, lot of hiking and biking trails, camping, fishing, boating, hunting, etc. 

It is a non-motorized lake, so fishing, kayaking, etc. 

There's a house right next door to one of my units that I would love to buy - it's in a great location and shares the property line with my unit, and it's a bigger house - but it is at least $15k overpriced and they won't entertain offers lower than asking, which is nuts.

In today's economy there's just too many other fish to fry.

Ironically, both of our wives thought we were nuts to start investing in real estate...not anymore.
