Now I work for New Western Acquisitions, a small acquisitions firm that sells distressed single family homes to investors who want to fix and flip them for a profit.

The challenge that I'm having is that I am trying to moonlight this endeavor, and as such, I can't approach many of the credible developers in Toronto because they are clients of our architectural firm.

I am a real estate asset manager for an institutional investment firm that buys under performing loan portfolios from banks.  

I do know Virtus Law LLC is well connected to Real Estate, but the lawyer I liked left the firm, and I'm not a fan of Virtus right now.

I'm a firm believer in hard work, only with hard work will I be successful.

I want to be reasonable, but at the same time convey that I am firm about the late payment and ensure future rent payments on time.I plan to agree to this via a legal document I found online  (I can share the link if you want and if it's allowed) called a "Late Rent Payment Agreement". 

However, you have not yet firmly established occupancy one way or the other.
