Detroit is such a weird market..... its like this... the streets are littered with gold if you get it right ie property management, location, produce, tenant selection, get it wrong and you will be in a world of pain. 

Floor & Decor (several Chicago area locations) has a pretty good selection of LVT.

But I do analyze the deals and select which are actual deals I want to send out to represent what kind of properties can be expected from me.

I personally like investing in an area I can easily drive to because it make the acquisition and management processes easier.I would select a market first and then build your team.

do you mean the standard PEX allowed on non-potable (which is very, very few pipes)...or some more extensive code changes?

I invest locally, so I buy the lists and do extensive analysis.

Didn’t know about bigger pockets at the time and probably should’ve done more extensive research.
