This area is one of the most sought out areas within the entire state, and has a barrier of entry (the bridge tolls keeps alot of crime over in Tacoma).Lessons learned?

I personally very much disliked buying at Sheriff Auction but my entry into the realm was doing redemptions, comparing the two the later held all the pro's with the former all the con's, in my mind.

Either way, we will need to get it plumbed and reconfigure the entry (since it is through the garage). 

The front door opened in a way that made the entry look tiny.

We see the same thing, especially in the higher price points - entry level is still nuts.

We were already in the process of getting pest service and by now terminix already has traps set and we have sealed up all entry points. 

I assume it will get easier as i work in the area longer and get to know more people involved in the business. it just seems that one of the barriers to entry is finding reputable pros in the various trades needed for real estate investing.

Do you have the knowledge and tool-set to make analysis, know what metrics are needed, to devise entry, exit and operational strategies? 

Of course flipping, BRRRRing, and rentals have a much higher barrier to entry.

If the tenant refuses entry, you can charge them the trip fee for wasting your time.
