IMO, having seperate LLCs for each property is a scam introduced by gurus and attorneys doing LLCs.

@Jay Hinrichs Interesting, a note buyer myself, I know that method of lowballing and going up :)I didn't encounter this kind of requested prices (20-30%) on performing loans, I wish I could buy at those prices, maybe in bulk deals of 500k and north, its prices like that.

I have an apartment building in an area like you're referring to.If you're easily stressed, highly strung or a worrier then it's probably not for you.You will encounter drugs, crime, non payment, unauthorised move ins, etc.If you can handle those things in your stride then there's good money to be made at relatively low entry points.One of the best things I did was install security cameras.

You may also encounter sandy unstable soils the further South you go (Elmendorf, Lytle, Dilley, etc.)Hope this helps answer some of your questions.
