(I'm assuming your doing 50+ unit apartments)and if not, then that seems to explain why you can be more free spirited with deal analysis.OR, maybe your leads are more tailored to your liking than most.. leaving less room for outliers.. which seems like a valuable method, just be clear with your brokers and bird dogs, and you've got less time to waste on getting nitty gritty..

So, to summarize:Very loud and disruptive tenant (domestic disputes in nature).Potentially has one to multiple people not on the lease living there now.Defensive and unapologetic behavior when I speak to her.Pays on time.I have a lease with her that ends June 30th.The lease mentions Household Size and that any adults, or otherwise, living there apart from the tenant can only be allowed to live there by the written consent of the landlord.

So often, even though I'll say "no pets" or "no pets over 25 lbs" someone will tell me that they have a very well behaved (funny how 99.9% of dogs are well behaved according to owners) labrador only after I've shown them the apartment.
