Does anyone have any advice as to do due diligence on each property, currently around 75 SFH and Multis, in order to see if this deal is actually a deal. 

also, this helps over investors who do due diligence on contractors.this way, you can repo his beat up truck, if you really want to :) I got burned also this way, and ever since always run a search on civil courts on prospective solo contractors, to see if they have been sued before.

Do I wait until after the due diligence period, after closing, etc.?

I am in the due diligence period and haven't closed on the properties yet.

Personally, I haven't bought from an auction, although I have attended a few, because I want more time to do my due diligence.

So make those decisions first before you get into more serious due diligence like rent rolls, leases and financials.

This requires a bit of a leap of faith but with a little due diligence you can find other markets.
