You're right that it may be more difficult going with an FHA loan, but it all boils down to the negotiating process that you, your agent, and sellers have.

@Max OrtizI'm out in the valley, so I'm not intimately familiar with the Bay Area, but I'd think it would be EXTREMELY difficult to find a BRRRR deal there these days.  

Property Managment is incredibly difficult to do well, so it can be worth it to pay a little more to find an expert in your market.Good Luck and Happy Hunting!

Finding a turn-key long term rental that will cash flow is difficult. 

Then they'll make your life difficult.

Additionally the rents are so low that it's difficult for the properties to pay for basic maintenance or necessary capital expenditures.If your price range is up to $2 million I'd either look for smaller properties with fewer units, or shift over to self storage.

It seemed difficult enough for me that I moved to a good real estate market specifically to take advantage of being on the ground.

As much as I hate to admit it, listing with a realtor does net you more money on average, so let them try with the sign, and if/when it doesn't work out for the price they want, ask them to try listing with a realtor.Also, putting the listing on zillow is not too difficult.
