Hi @Lee David, if you ever decide to sell your rentals you might consider reinvestment into DSTs (Delaware Statutory Trusts) which are an option for accredited investors that allows them to defer their capital gains tax and quit being a landlord.

Now I have no research yet to support this, but as I travel this extremely small geographical area of the DE peninsula (yes I live in DE) I don't see much potential.

I think our biggest concern/push for incorporating would be to limit liability and de-risk personal assets.

@Darian Richardson I recommend forming in Texas because the filing fee is only $300, there are no yearly fees, Texas has Asset Protection laws on par with Nevada, Delaware, and Wyoming.
