this information is on most every counties website.. these counties have all digitized.. you just go to codes.. then your R 5 and there will be a description of the zone.. the intent of the zone.. use's allowed out right uses that need conditional approval at staff level.. uses that need planning commission approval and uses that need a zone change.. ( which can be tough to no go in some areas like ours in Oregon.. no changing the zone without a bunch of time and money knowing your 97% chance of getting turned down

Now if in your description you say "it's a loud basement unit due to thin floorboards and we have periodic cleaning issues" and it's price-adjusted, then...sure...you have unreasonable expectations at play.

If you have different lots and legal descriptions you might try to finance the one with the highest value, probably the duplex, and if necessary get a portfolioed loan on the balance, as a piggy-back loan.
