You just need to realize that heirs may need to agree and that such deals can drag out.When you have heirs that may not agree to a price they can slow or stop a sale by going to court and stating thier case, eventually the court will rule.

I know from experience it takes time to raise capital, execute etc. and there are a lot of players right now I don't think they will slow down buying they will just lower their criterian instead of 10% net they will go down to 5% net etc.
