Will the saturation of new apartments and single family rentals slow your ability to raise rents in the future?

My landlord is elderly and wants to slow down and enjoy her retirement without the responsibility of being a landlord.

I got in too deep on the renovations on a couple rehabs recently and have carried them longer than I wanted to.

I have a fulltime job and I was hoping that I will start it slow by learning how to manage a house, taking the time to assemble my team and learning about rehabbing/remodeling along the way.

You just need to realize that heirs may need to agree and that such deals can drag out.When you have heirs that may not agree to a price they can slow or stop a sale by going to court and stating thier case, eventually the court will rule.

Expect to do property reports for dirt cheap and slow pay.

I'm not - but my area is kinda slow to change.

I have reviewed the forums and evidently am slow because I simply am not comprehending Cap Rate and the value of using it as a tool.

I know from experience it takes time to raise capital, execute etc. and there are a lot of players right now I don't think they will slow down buying they will just lower their criterian instead of 10% net they will go down to 5% net etc.

Sometimes I feel like my day job is just slowing me down... but hey it pays the bills - for now!
