I tried to do this with a property I have and it didn't work out but I think that is because I am out of state and tried to reach out to the police department as a whole rather than an individual officer.

@Eladio Perez as a general rule, you are always much better off when it's just you and the seller, one-on-one (pre-foreclosure), than competing against multiple offers from other investors (REO-listed property).There are exceptions, like when you get contacted by the owner on a pre-foreclosure way too close to the auction to be able to do anything, or if you have a special REO-department bank connection that lets you grab properties before they get listed with an REO agent.But for the most part, the earlier you are able to get in on the property and figure out if it's a deal, compared to other investors, the better!

And when the same apartments is rented to a traveling salesmen, single, the water usage goes down 90%.And the answer for renters with visitors hangings around is to charge extra, which I include in the lease a per person additional rent for the duration of the visit.Believe it or not, DEP (water department) of NYC has a website where we can estimate water usage, and our usage is below average.

Call the Water Department and have them check on your Water Meter, it sounds like it could be faulty in which case they will replace it.

After some searching on google for banks around my rental (out of state), I just finished compiling a list of 12 banks/credit unions with the phone numbers to their loan departments.
