@Ceary Williams Some of the critical aspects of direct-mail marketing is having: (1) a script when they call; (2) a follow-up system; (3) a system to take voicemail / record the number if you're unavailable at the initial call.  

There will be many angry neighbors in the years to come, but it will be a critical part in adding more units to the county.

I will just reiterate that it depends on your goals and if you want to be heavily involved in all aspects of owning real estate or not.

Do not apply NAR apartment numbers to small unit count properties.Good underwriting is critical to understanding the performance real estate assets and determining if a property is worth pursuing.  

Hi, the way I read your question, you're looking for note holders willing to sell.Here is a little known aspect of locating notes:Contact nursing homes.

Some may disagree with that but I've got better things to do with my time then to chase non-motivated sellers.now of course I'm talking along the lines of Sub2's, once I've decided that it's worth 5 more minutes of my time I'll ask about their mortgage:lender, type of loan, % rate, length of time in loan, PITI, ballon date, adjust date.I believe in Sub2 investing the mortgage is as important as any other aspect of the strategy simply b/c it revolves around the mortgage numbersI'm not sure if that was of any help, but I decided to cut it short of rambling on.Matthew...............quit being 'not serious' and join the darkside!!

ARV( After repair value) challenge for Delaware and Pennsylvania in the 3 counties( New castle county, Delaware county, Chester county)The reason why having the right ARV is so critical is because, not only is having the right ARV needed to know your wiggle room.
