#1  Invest in an older duplex in places like Buffalo, Indiana where they are dirt cheap, but have to deal with the potential crash in economy, repair due to the age of the homes, but these would generate positive cash to start with#1b  Maybe spend more to move to markets like Vegas, Bakersfield, Fresno where there are still money, but I have to put up more to start.#2   Get a small commercial medical office or something, I can get one that will generate positive cash flow for 3-5 years, but it's scary to think about what can happen after.

Most people that crash and burn get bad assets and might combine that with cheap pm and or contractors or ones that will quit due to unreasonable expectations which is a recipe for failure.

Many still think "the market is going to crash" and yet, it's already dropped 10-25% which historically, is one of the largest "crashes" ever.The market has "crashed" but the narrative we've been fed doesn't confirm that so people have a harder time grasping it.
