Local meaning not just to your state, but to the municipalities (and thus housing court jurisdictions) where you will be operating.Make sure you have an attorney you would feel comfortable contacting with inevitable questions about enforcing some part of your lease or complaints from your tenants.

Then in most cases, the sale has to be confirmed in the court with anyone allowed to overbid.

We have gone in front of judges in housing court many times and when ever it was brought up that the tenant did not have access to the basement they argued about how would the tenant get to the breaker if tripped.

Monitor the situation, but until such time that they break their lease or break the law, there is no court in the country that will let you evict them.

I have an up comming court case involving an eviction and they have a counter suite against me.

We understand the rent is still due and payable, but even if the tenant does not pay, it will be up to the landlord to go through l/t court or other collections post-moratorium to sue for the money.
