Hi,I got  a property under contract in east side of JAX (I assume to be good area) and need help since I am OOS and this is my first offer in JAX.Any experienced property manager on the site?

So currently i have a 90K-115k job depending on OT i have 2 rental properties and under contract on my third one.

If I negotiate seller financing, I am afraid to get into an agreement with any kind of balloon payment (just because it makes me nervous to have it hanging over my head) but I would like to negotiate a lower percentage downpayment than 20% so that I could afford to purchase all four (rather than two) under a warranty deed contract.

We have a month to month contract and great rates following this model with one company.

Also, always beware when entering a contract with a couple getting divorced!

We are currently under contract, in which I just found out the seller is going through a bankruptcy, and did not let me or his selling agent know of this.

I have my first house flip under contract- It's a condominium.

I'm sure some people have good working relationships with contracts and know guys that'll do it for a fraction of that and if you do the legwork / grunt work yourself you'll save money yadda, yadda, yadda.

First property is currently under contract. 2nd property's lease will end in May and we will then get it ready for sale.

We have even so much as submitted contracts to purchase and been ignored by the agent.
