So the reason you choose to pay the lienable items yourself and back-bill the tenants so that you can be in control or any other more practical reason i am not aware?

Flying/driving to other markets, then,is practically out of the question!

Sand might be the right consistency to remove what you need without damaging the property but I would do some additional research online to make sure you don't need to use walnut shells or the likes to prevent damage.

@Oscar Leon I can only see this as practical if you were pulling money out and keeping PMI off.

I've used The Property Guys for many years, and they have been consistently excellent.

I was able to retire a great corporate job after wholesaling consistently for 5 months. 90% of what wholesaling is, is building a deal pipeline. 

I work on television with a union on a long running series that consistently earns me gross 150-190K per yr (union overtime etc affects the annual drift).

Being able to watch them go over examples of deals and see the theory or idea in practice was more beneficial for me.

My question is "Is it standard practice that the Draws are on a reimbursement basis?"
