We have a company with 27 LTRs and we are using RentRedi, just about to sign up with Rei Hub for accounting, as they tailor their app to Property Management Accounting.

I used a company to refinish a tub and it was better than new and much, much cheaper than replacement cost.

Now, I'm almost 25 years old and I've got a decent 401k for someone my age (thanks to a company match).

Thank Hey Eric,DSCR is a tool like any other loan product and as others have said, it will help you to scale, but you can't live in/house hack the property.Full disclosure; my company does DSCR and hard money for fix and flip exclusively and I'll tell you the same thing I tell all of our clients-exhaust the opportunity to use conventional financing BEFORE you dip your toe in the DSCR world. 

Anyone in the Charlotte / Lake Norman area working with a property management company they would recommend?

We always try to remove them where the additional light from outside or ventilation isnt needed, when needed, we have replaced with glass block or nicer unit we built custom non functioning window out of pvc. 

My first question that I ask is how many companies did you vet.

In the event you were to proceed with what you are suggesting & there is a claim brought by a plaintiffs attorney, they will likely bring both the management company and the deed holder in as defendants making the litigation more complexed for you, the defendant. 

The Bank also communicates with the title company to order chain of title and require lender/title insurance.
