The great thing about this is that it takes away the personal fear factor: I have never felt comfortable in that room of strangers "Networking", and I'm sure there are more people like me out here.

There ARE private money lenders that won't require the 20-25% as long as they are comfortable with you and with your deal.

I always just go ahead and replace an old roof if it looks like it's pretty old and could start leaking, better in the long run for your stress levels, and for the comfort of your tenants.

Initially want to buy properties with enough reserves + 25% down, I will loosen this up once I get comfortable but that is what I am shooting for right away.
