I have been here making repairs for the past couple weeks and one of the tenants is smoking marijuana constantly with a 2 year old girl in the unit. 

We also write in our leases that we can inspect smoke detectors once a month, so we can enter the properties regularly and take a look around.

I convinced them to forgo the sprinklers as i put in hard wired smokes. 

No smoking of ANY kind.

I know in my last apartment, they checked your apartment six months in, to check fire/smoke detectors and at renewal.

They are suing for lose toilet, no screen on a window, non-working outlet in bathroom, pests, hall light not working (light bulb needed to be replaced) and non-functioning smoke alarm (they never replaced the batteries).

Beyond scrubbing the walls + painting, pulling carpet, sanding and applying a few coats onto the hardwoods, do you all have any other tips/tricks or favourite things to do when re-habbing a unit - especially since she certainly smoked inside?

The cons that I had experienced was that the tenants would smoke marijuana and complain to have things fixed.

The local housing authority never inspects, they never cut the grass or do other maintenance, have numerous unauthorized occupants, and all have phones, smokes and no jobs. 

I’ve seen too many out of state people get smoked on deals because “it’s a good deal on paper”.
