Turning over a unit from a former smoker - tips and tricks?

Hola,

Our first eviction (from an inherited tenant) is finally over.  And now it's time to flip/re-hab/put a shine on this 1 bedroom (in a duplex) and get a quality tenant.

Beyond scrubbing the walls + painting, pulling carpet, sanding and applying a few coats onto the hardwoods, do you all have any other tips/tricks or favourite things to do when re-habbing a unit - especially since she certainly smoked inside?

We live in a B, B- neighborhood but we're trying to attract a quality tenant. I know screening will take care of a lot of that but we are also are doing small, value-add and curb-appeal additions to attract them as well: we added a fence to the property and separated the yard and patio for each tenant to have their own private space.

Would love your tips/tricks -

- Any cheap upgrades that tenants love?

- Do you white wash or try for an accent wall/some color when painting?
