BRRR's are meant to replenish most or all of the money you put into a deal so you can buy more faster

Share your biggest challenges when funding your deals, is it Interest rates, down payments, or something else?

It's all great advice above, but I wanted to add a recommendation that I don't see as often: don't go cheap on your washer and dryer.Nobody wants to work 12+ hours and then go home and fight a tiny washer and a slow dryer.

What made you interested in investing in this type of deal?

We are preparing to go after some BRRRR deals in 2025.

The thing to understand about being an agent, that took me a little while to figure out, it’s a marketing gig, your actual skills as an agent are mostly irrelevant, most buyers won’t understand or care if they got a good deal or a bad one within reason.

I listened to too many people saying they don't raise rents on good tenants, including a few of my California friends who have kept the same rent for 10 years, their reasoning being I bought the property cheap in 2008.

This is my first deal underwriting with some help from a friend in the BP community, he has more underwriting experience then I have but I am a beginner.
