A deal is a deal.There is something else i figured out when deal with sellerswhen you take the time to get in your car and go to their house and listen to them talk about what they want to talk about they price they were fixed on automatically drops without you even asking.I spend alot of time on email and on the phone.

I know the exclusive is common practice in some areas before an agent lets you get in their car, it also depends on your experience level.....meaning you could just use the listing agent and possibly cut commission a bit but they won't be representing you at all and experience in dealing in that relationship takes additional knowledge. :)

Put the buyer in your car, lead them into the escrow office, introduce them and let the title folks deal directly with the buyer, and later the seller.If wholesalers keep acting as licensees and you're not licensed you can just bring more issues upon yourself.
