Just to let you know, these investigators have powers of arrest and carry side arms.As to a wrap, what Jon mentioned is pretty much on target.Several other ways too, buy the note and get a deed, cash for keys.Another way is to have the owner give the deed to the lender and buy from the lender.There are other threads here on getting between a bank and a borrower in FC, late in the game the safest way is to just pay the bank off.

I don't think "marginal capitalization rate" is in the standard BP vocabulary, but I believe it should be.[ monthly rent hike * 11 / cost of upgrade ]If you do this work in between tenants, it will not impact vacancy and should have no (or a positive) impact on maintenance expenses and carrying costs, so you can just do the super simple calculation above.

The buyer certainly can ask for cash but the amount he gets will be way lower than if he carries the note.
