If you are buying mobile homes and fixing them up, your best strategy is either cash or a business line of credit.

I listened to a BP pod cast last month and someone said if your business is to flip homes, you do not need to pay capital gains tax for less than 12 months.

Our next step to proceed in this direction would be to hire a civil engineer to do surveying and site map and that engineer would also see if the creek in the back of the property affects build-ability.  

When you graduate, fill your space with another student and then buy another house hack while you get started in the business world.Yes, you should work the "boring 9-5" to generate income and qualify for loans.

Chasing cash flow in these neighborhoods is rarely a viable business model as I've learned.
