My broker brought me a deal for a Tri-Plex , I’m wondering if you all think it’s worth pursuing.Here’s the breakdown.Purchase = 200kRehab = 20k2 units rent would bring in $750ea1 larger unit would bring in $1000Not a lot of property maintenance in terms of landscape.Estimate on Water, trash would be $200Estimating 5% vacancy costI would not be using a property management company to start.The ARV would be apt 300k.Thoughts on this deal?

@Linda Lape A couple of things come to mind. 1 - offer to raise sales price by $3k instead or adjust other terms 2 - borrow $3k from another source3 - sell something you own of value4 - bring in a partner

Businesses bring traffic and noise.

Brokering is bringing two people together for compensation.

Each unit needs a bit of work to bring them up to market rents.

Anything that has room to add value, gets me my own space while continuing to bring in that passive income, and is located in a safe neighborhood will work. 

So we'd like to bring our parents in as partners for this investment.

If  I need to bring more money than that too the table I can't/don't want to do either one. 

Hint: they'll be the cheapest one and will bring their brother, uncle, sister, cousin with them to "help".
