Problem is most wholesalers are afraid they aren't smart enough to pass and want to do shady things which they would loose their license for anyway so they don't bother.   

For a fraction of the cost, time and energy needed to set up and properly maintain multiple entities, you can have an excellent insurance package with high enough limits to keep an attorney from even bothering with your personal assets.

Hotels have very high occupancy rates so they're not that bothered by the competition from short term rentals;- The Mexican middle class is growing and this is a secular trend.

After taking a look at it for about 15 minutes, I decided - yep I need this and put an offer on it immediately.Btw, most serious investors don't even bother looking at a house until they have an accepted offer on it - that is when they do their due diligence.

The management aspect isn't too difficult, dealing with contractors and labor isn't too bad, but the money situation is the one that always bothers me.I know the traditional answer is "Why the heck would you want to buy small stuff when you could buy ONE apartment complex and do it the easy way" - My answer is that cap rates for that kind of stuff is less than half of what I'm making on 1-4 units in my area.

I guess my question is why bother at this point?

Is there a way of gaining access to MLS without having to keep bothering an agent every time I need something.  

I think the biggest issue is he doesn't advertise in the newspaper like everyone else, because he doesn't want to be bothered answering the calls!

I would seriously tell her not to bother.
