To clarify, here’s what I meant: STR has 2 main enemies:1) hotels bc we are their competition2) LTR renters bc we shrink their supply of housing which increases their rental ratesIf you invest in places like Pigeon Forge or Outer Banks that don’t really have many hotels & don’t have many LTR renters, you should be relatively safe bc there’s no one battling you.

They'll get an 80% to 95% traditional mortgage or FHA Loan and then "borrow" the other 5 to 20% from family members or friends thereby getting 100% financing.All that being said, your idea to buy the house, sell it to another investor and then rent from him just doesn't seem to pass the smell test to me.

I often tell people when they get scared of the downside they should also be considering the upside.  100% - It is a lifelong battle.

@Shawn Burns we have this battle with our owners all the time.

I currently have two SFH's that I'd like to move into an LLC (due-on-sale clause battle up next).  

She also wants carpets replaced.Mind you she has been smoking in there for her entire stay and periodically I need to remind her of our no smoking lease addendum she signed and it gets better for months before inevitably I start smelling it again in my unit.

After she got denied she made up that she smelled marijuana in unit which is forsure a lie as no one had even been in unit for over 36 hours.
