My business is growing, and I am going to be getting more and more deals to wholesale in Lubbock.Something I've noticed with a couple of the biggest wholesalers here in town is that when they send deals out, I just barely glance at them and don't really have any urgency in looking at them, even though I'm a cash buyer and constantly on the hunt for deals to purchase.

Now, if I apply the 50% rule, I get $5K net rent, which goes towards paying the mortgage, and I would just barely break even....

It barely meets code & has a tendency to separate @ the seams & joints.

Most people here would agree it's a poor investment with barely a 1% return.

Now, almost a year and a half later, I find out the taxes were calculated on bare land and not on a completed home.

So it sounds like she's barely making her payments as is.

I am defiant to say a complete Discounted Cash Flow analysis (including MIRR, NPV), is the bare minimum when I seriously look at a million dollar complex.

I literally felt like we will never get anything because my agent barely wanted to put in my offers and would scoff and laugh at them worst than the listing agents, would call me names I dare not repeat.

The house barely breaks even in rent and under certain calculation it even looses money.
