I'm not sure why it has such a bad rap compared to Concord/ the areas to the East of Charlotte.

I am also thinking if the economy gets bad I will still be able to rent these homes out.I just want to put this money to use in real estate.

I suppose it is not too bad in class A areas and A to B buildings (hundreds of units) as income and class of tenant tends to be better.Everyone can have the so called high yield and high headache residential lower income tenants.

Learning on your first property will be a challenge, but having to deal with bad tenants will make it even harder. 

We also buy very unloved buildings under the assumption that we will be gutting the building and replacing almost everything ... so typically do not bother with engaging an inspector or engineer unless we see something out of the ordinary (in a bad way) or we are having a Phase 1 done.However, in the beginning before we had acquired our present level of comfort and experience, we sent an inspector into most buildings ... if for no other reason than to provide input into maintenance and renovation planning.

I looked at this area and found the pricing bad because you are competing with too many mom and pops.

At this point I felt bad for them because it was clear that they have no idea what they are doing.

I don't want a "bad reputation" any more than the next guy, but I don't think that is what results from honest fact-based offers.

Joists will be fine unless they’ve really been underwater for a while (it doesn’t sound like it’s that bad).
