Should I focus on a spec build with a trusted proven builder or branch out and automatically begin looking to purchase multi unit properties?

A sale does not automatically remove the tenant or give ability to get tenant out though.

The plumber who did my work says this is fairly common in Las Vegas as we get small tremor earthquakes- not enough to move buildings like you guys in Cali but enough to move the ground to shift the pipes & cause the leak/break. 

I'm wondering if some of the growth is shifting to East and South Austin with infill and gentrification.

I get that things have shifted due to COVID but it can be that insane!

@Waleep Alvi check your lease, most likely nothing has to be done as most leases convert to MTM automatically.
