I recently read this book “the complete guild to buying and selling apartment building”.

I have purchased some pre made spreadsheets to analyze and underwrite potential apartment building investments, but I would like to know what you all use and/or recommend.   

My last attempt was no exception, seller wanted 5 day inspection on what was billed as primo condition 20 year old property, he blessed me with a 6.5% cap rate and "misstated"Expenses, followed me around during inspections telling me over and over how the neighbor next door is ready to purchase if i dont, never mind the failing brick siding, lack of house wrap, broken, non working windows, rotten decks,etc,etc.BUY IT NOW ask questions later cause there are 10 people behind you who will be happy with making zero for 3 years!

We rent a small two-bedroom apartment now and are interested in buying a SFH or a two- to four-unit property in the DC area and house hacking by renting out other rooms or units.

The property is titled and recorded in the buyer's name.This end buyer is now asking for a copy of My Original Note and Lien, which was never a part of the discussion with the 1st buyer nor is it in the contract.   

Very few of my tenants work at Cummins - I think this stems from most Cummins employees leasing apartments from the huge complexes in town.

The only problem is that I am tied into a 1 year lease on a college apartment and to house hack you need to live in the property.

The other 2 groups of buyers are far more forgiving plus there are a lot more nice or slightly 'tired' properties, than there are falling apart dumps.

How long have you been in the Apartment? 

This led me to think about what the best way is to estimate land value apart from the value of any improvements.
