The group is ignoring my requests for more granular information on the flips, and the stuff they sent me originally is flat out wrong (even the amount I lent).

So to that end to buy these you had to be able to do this all your own without the benefit of a title company or lawyer.. so thats what we did we bought them without title insurance and did our own docs and recorded them.. this is where the deals are made.but alas its now illegal in our area to do this.. the laws were passed in 07 08 to protect these folks from all the scammers.I bought more than one courthouse step property only to show up and talk to owner and they showed me some paper work from either a foreclosure scammer company that charged them like 1000 or 1500 bucks and said their problem would go away.or a contract they had from a wholesaler that never closed.. and they lost the house altogether.. in our model it was high risk high reward.

As nearby Piney Flats takes off, Bluff City is getting it's own facelift with newly paved roads and new water/sewer lines. 

I have never been quoted for SF really, usually, it is # of units and ease of access (i.e. are they on a slab, full basement, crawl space, attic or flat roof etc.) 

Only updates made included changing roof (flat asphalt), paint rooms, and make minor repairs.

At worst you can usually pass on a flat cost to all tenants to cover some of the utilities.3) Your best bet is going to be to find a local portfolio lender that can see the income potential on the property and is willing to count it towards your DTI.
