Your comps appear to be active listings not what has been sold.The margins are way to thin on this as the Holding costs will be a lot higher than 3k and closing costs probably more than 12k when you factor in taxes etc. throw in a 20% contingency on top of rehab and the deal is making very littleJust my 2 cents on how I would analyze it

However, the downside is that you don’t have the incentives aligned with your representative in the transaction and may not help you get the best price.I’d like to explore this option at some point, but as a newer investor I don’t have the expertise just yet.

Also, renting a unit while someone is actively living in it, prior to them packing to move, is infinitely easier than doing it while it's empty or a wreck with boxes.
