Sometimes there are tricks to dodge that transfer tax when going into or out of an LLC, but don't assume upfront that it'll be applicable to you, or that the city won't have some new tax collector (or elected official) out to make a name for himself by going after "evil landlords"!

From what I have seen from a ton of applicants is that if there is a lack of just one of those, then simple explanations will suffice.
