Hi Julie,A lot of Californians bypass the expensive coastal strip and look inland (or north or south) for investment properties that pencil out better.

When the wheels came off the bus south of the 49th, that same government beat a hasty retreat back to the "old" lending regulations - though spun it as if they were doing something new in the interest of Canadian homeowners. 

I'm looking to re-fi  my 4plex in south Texas.  

There are some places in Tampa just south of you.
