Looking at area around Marine Barracks in SE - closer to DCA, Del Ray in Alexandria, and Oxon Hill near the MGM complex has been booming.

These are the neighborhoods between Okeechobee to the north and just south of Forest Hill to the South, all east of 95 but west of Dixie Hwy.

@Nicole Perry I know you mentioned Jackson but the Littleton, Bethlehem, Franconia,Sugar Hill area is hopping too and close to Bretton Woods, Cannon Mountain, and several golf courses and hiking in the summer great restaurants, and no regulations on rentals.

I have an client who is an agent in Bev hills that is killing it using autopen letters.

Please listen to @Mike D'Arrigo - multis are so tricky in Indy - I like the areas you have picked out, but they don't have many multis -- think about Arsenal heights (and east of there), Crown Hill area (south of butler) is starting to come up - there are duplexes there. 

I seen that long term rentals in the neighborhoods I was looking at are less than advantageous, but I wanted to see how vacation rentals, traveling workers, college family transitional visits are in the lower east side, Brewers Hill, Yankee Hill, etc are.

I like the Hocking hills suggestion.
