I love your recommendation  of the John Reed book but seems his books are out of print and hard to get.

Those who know how to invest locally, and have the means, have been printing money over the last 2 decades here. 

They are cheaper and, IMO, more noticeable.As for your message, I would provide a bit of background in how you help people and are interested in buying their place.Lastly, I would suggest the hand written approach (even if you scan your writing in and print it).

If you do purchase the property, do not be surprised if you get complaints about cat prints/scratches on Tenant cars.

Unfortunaley, the book is no longer in print and I have been looking for a used copy.Most often, the best thing for relationships is when each person is totally independent and can live without the other; the reason being that you want to be in love with each other, but not be needy of each other.

I also know that you can upload lists to VistaPrint & they'll print & mail out things like postcards for you. 

Getting all worked up when there not even late, yeah, if this get's to you this much I hate to picture the wreck you'd be when there 45 days late, you show up to find they have 7 other people staying there, 2 dogs, half the screens are missing, yards trashed but what really gets your focus is the vomit stained carpet and hand prints that not only go up the walls but somehow across the ceiling too and your just thinking "how the f#*k did they do that" and in the bathroom it changes too "that isnt actual human poop, is it.... is it".     

After the draw period, the balance outstanding is calculated over the repayment period, think of it like another mortgage payment (which it pretty much is as a second).Most HELOCs also charge interest only during the draw period, although I would read the fine print because there are some that are not interest only during the draw period.
