I reached out and spoke to a GuaranteedRate lender last night and he indicated that due to my recent bankruptcy and employment status change he could not help me and that most of the online lenders like Quicken Loans, etc, would probably say the same.

OK seems to be a landlord friendly state as TX based on my online research.

However, I see an uptick of numbers over past 2 years (assuming online census data is accurate).Is it a good idea to buy commercial space such as storage facility in Decatur?

I looked online and they said those deposits are typically 1%-3%.

I think having enough funds and a good home inspection and contractor that you can trust is a much in the  beginning otherwise you are just gambling.

In terms of repairs & maintenance, do you typically work with the PM in finding vendors or do you just see the vendors proposed by the PM and do a little due diligence online to see which one seems most appropriate?

From what I've read online fiberglass seems to last longer, cheaper, and be more low maintenance, but most of this information came from fiberglass companies, so not sure if its true/bias.
