Theoretically, you could buy the mortgage prior to auction, however in practice this is highly unlikely as institutional lenders do not favor selling loans once foreclosure plan executed, nor single mortgage sales.

There are many REIA-type clubs in Houston, but the organization that is associated with the National REIA is the RICH (Realty Investment Club of Houston) Club.

And of course, the amazing national events that they have just go to showcase that.

One national company says we will do a 20yr land lease for approx 175-200 dollars per month, you dont touch anything.Another says 10 yr 1000 per year land lease.

Today I spoke to a known national note buyer and he said you can pay a local title company a fee to hold the original mortgage and contract.

If you use a lender no matter if they are private or institutional, get a 3rd party involved to make sure all business matters are on the up and up (Contracts are made to be negotiated and if their services are legit, they shouldn't have any issues with a 3rd or even a 4th eye in the mix to make sure everyone wins).
