Even the narrowest without garages might be 12 units per acre. mixed use is complex and you need a commercial agent. that's a small plot for mixed use. if you don't have a lot of experience I'd recommend talking to the city first about permitted uses within your zoning and what they may allow variances on for development, check your height restrictions first.

I just thought it'd be similar to having an in-law unit and renting it out.

But again, you should not be contributing more per month than a tenant would for that same unit.

So I guess my question is how much or should i even let them do this, they were a great tenant when there paid rent on time and early, then they hit hard times and couldn't afford the unit they were at any more.

I know that going on the loan in my own name would allow me to put more loans under my belt in the future before we get married and become one unit. 

The property consists of 3 front units touching the highway with good traffic.

They are fantastic.I recently did a 16 unit this way and we couldn't be happier with the results less than 60 days in. 

If you "house hack" and live in one of the units of the building you buy, you could potentially put only 5% down.

I put it in a kitchen 2 years ago in a first floor rental and a pipe burst in the unit above it flooding the kitchen a couple months later.
