The home is small and old but everything is working as far as water (public), septic tank, stove, electric, etc.It does look outdated though (and in my opinion ugly), so I’m thinking of perhaps replace it with another used mobile home that’s in good condition and built at least in the 90s.My plan is to live there and flip it after a year or so.

Plan to buy real estate for a child to attend a 4 years med school and share with the other students.

It needs a lot of work, and I plan to convert it back from the single-family home it is now to the two family home that it is still listed as on the title.

I think a HELOC for a down payment makes more sense if your planning to purchase a fix & flip or BRRRR. 

@Todd Dexheimer is correct about not needing a mentor or a coach if you are planning on getting a couple of single family homes or some small duplexes or even a small building.
