If you otherwise have good credit, and your DTI is the only issue, I'd personally if in your situation, go with knocking off the debt, and buying a property, especially if its a duplex or 4 plex and you're going to house hack it, because then you are literally making money off it so its a good deal all around.

@Adriana Vergara invest all day , I was in similar situation and I invested and slowly chiseled at the debt until my real estate investing start turning and I paid it off.So my strategy was more of a faith move and planning and not really much calculation like literally 90/10Hope this helps

You might be able to figure it out and sort the problem out quickly, or you could literally end up losing in court and owing the non-paying tenants money, with them still in your new property.
