You have a lot of responses that really do not apply, and I’ll be the first to admit that I have no idea why this is the case.I have triplex in SW, NH, owner occupied since 1988, my FICO is ~770, no claim history.

How many responses from craigslist do you tend to see in a day/week?

(Not to say you wouldn't, but this is my personal experience.)On to lease/sub-lease--If you want to do that, you are a TENANT and responsible for everything your sub-tenant does. 

The more unique your list and message, the more likely you are to improve your response rate. 

I have a situation now where I'm trying to evict a woman, and in response she called the city building inspector.
