I work for a builder during the day but I would love to get into “wholesale”I’ve have found investors (and I’m open to more) However, I’m having a hard time finding Title companies that are investor friendly.

So I've found an off-market deal for a block of five c-class properties in Georgia at 10% below market, a few of which are currently in Section 8.

I am not sure why my situation ran into such a rabbit hole, but I found the answer.  21st Mortgage (for some states) will cut you a check for the sales tax that you pay to the Department of Revenue. 

I wired the money to the individual and found out the next morning from my lender the transaction was fraud!

After doing a little more research I found that there is only one and it covers mostly in another area.

I found that American Family and Travelers were very competitive rate wise here.

I was very excited.The only problem that we found was that during the sewer inspection, the guy said he ran into some problem with the main line where the camera got stuck but he didn't know exactly what the issue is. 

I have looked at/analyzed hundreds of deals in the Richmond, Va market but have not found much of anything that will cashflow even $100 per month.

You educated yourself about different asset classes, found what best suited your knowledge, skills, and abilities, and proceeded to have success.
